Our Services
Don't Risk It, Inspect It!
The purpose of a building inspection is to alert you to any significant damage, such as structural issues or major defects, that could impact the integrity of the property. This inspection should always be conducted by a professional. A qualified building inspector possesses the expertise to identify common defects and faults and can provide guidance on their implications.
However, it’s crucial to seek additional advice from relevant professionals like electricians, engineers, plumbers, or carpenters to further evaluate the severity of any defects and estimate repair costs. In severe cases, underlying issues could potentially require substantial investment from the property buyer to rectify.
Our experienced inspectors are licensed to perform pre-purchase pest inspections using the latest equipment including thermal imaging technology and moisture meters to detect the presence of termites.
We recommend that you are present towards the end of the inspection so that your inspector can point out any areas of concern and answer any questions you may have. In conjunction with a standard building inspection we generally recommend carrying out a timber pest inspection (Termites) on the property as well. These often go hand in hand to ensure the property is safe from existing termite pest damage or infestation.
The Building and Pest Inspection Process!
What's Involved?
The building inspection process begins with an inspector arriving at the property to perform a comprehensive examination of all accessible areas. The inspector’s objective is to identify any underlying issues or damage. Generally, the inspection will cover the following areas:
- Interior of the building
- The exterior of the building
- Roof space
- Under-floor space
- Roof exterior (subject to health and safety regulations)
- Garage, carport and garden shed
- Separate laundry or toilet
- Small retaining walls (ie. non-structural)
- Steps, fencing, paths and driveways
Pre-Purchase Building & Pest Inspections

We do it all, with a smile :)
Purchasing a property is one of the largest investments you’ll ever make, which is why we provide easy-to-read reports to guide your decision. Our condition reports adhere to Australian Standards and are recognized by real estate agents and solicitors. They offer the peace of mind needed to make an informed purchase decision and can help you avoid costly repairs by identifying potential issues. Trust our detailed and professional reports to support you in making a wise investment.
By having a pre-purchase building inspection, you can avoid any unexpected surprises and hidden costs associated with repairs or renovations. Furthermore, you will be able to negotiate with the seller from a position of knowledge and potentially save money on the purchase price.
Pre-Sales / Auctions Building Inspections

Let Us Inspect Before You Buy
Be aware of any potential structural issues that may have an impact on a sale before putting the property on the market. Be in a position to carry out any repairs and maintenance that may be required before they become a problem for a sale.
- Our Pre-Sale Building Inspections seek to assess whether a property lives up to the standard building codes and will examine the building’s condition and integrity.
- One of our licensed and certified building inspectors will be responsible for conducting the property inspection, and will deliver a detailed written building report within 24 hours.
- The building inspection report will clearly outline the findings and the summary of the methods undertaken in examining the building. Specifically, it contains an individual report on collective minor defects, visible major damages and safety hazards. Wherever a major fault or hazard is pinpointed, the building inspector will indicate its location and detail the reason why it is considered a major problem.
- The inspector will also provide advice on what repairs to prioritise and how to properly remediate the problems.
Timber Pest (Termite) Inspections

Termites Dont Stand a Chance!
Pest infestation is a risk that every homeowner faces, with termites, wood borers, and wood rot being the most prevalent timber pests. These insidious creatures can wreak havoc on the structural integrity of your property, leading to significant financial costs and the displacement of you and your family. Moreover, a compromised timber structure poses serious safety concerns that cannot be overlooked. Safeguarding your home against these pests is of utmost importance to ensure the longevity and safety of your property.
- When you buy a new property, conducting a Timber Pest Inspection in conjunction with a Building Inspection is crucial. This combined approach detects any termite activity or damage early, giving you a complete understanding of the property’s condition.
- In Australia, nearly 180,000 homes are impacted by termites each year, leading to repair costs of $1.3 billion annually. It’s estimated that 1 in 4 homes suffer termite damage, highlighting the widespread and costly nature of this issue.
- Termites typically avoid open air and bright lights, so their colonies are often underground, out of sight, or within wood materials. As a result, termite damage is frequently hidden from view. Therefore, it’s essential to hire a professional timber pest inspector who knows the common areas to check for termite damage or conditions conducive to termites.
- We conduct thorough timber pest and termite inspections, visually examining readily accessible areas of the property for signs of termite activity, workings, or damage. Our inspections cover the building’s interior, exterior, accessible roof cavities, and subfloor areas, in line with AS4349.3 standards. You’ll receive a detailed pest report by email later the same day, along with recommended termite treatments if needed.
